First, our database services add tools that save you money.  Our IMPACT Move Updates cross reference your mailing list with the USPS national move registry.  We will provide you with an Excel file with all persons and business from your mailing list that filed for a move with the USPS in the last 4 years.  This gives you more updated information than you would get from returned mail. The USPS will only send updated addresses for up to 6 months.  Beyond that they simply note FOE – Forward Order Expired.  With IMPACT Move Updates, we update the new addresses before mailing, saving you money and time.

Our database services also verify that all addresses are legitimate addresses and do not contain errors.  This doesn’t guarantee that it is addressed to the right recipient, but it at least verifies the address.  We also have enhanced database duplicate screening that can catch multiple LLCs, partnerships and other ownership entities mailing to the same address.  This is very common in databases sourced from title information.  Most printers and mail houses do not understand the nature of databases from title companies.

Another common mistake is pulling a new database with each mailing.  Most new databases for investment property owners are addressed to an llc, trusts, or partnerships and not to the actual decision makers for the property.  Over time, you can refine a list to identify the Sellers and improve its accuracy.  You can also supplement your list by adding in new owners periodically.
